We take on light commercial work such as office interiors, retail spaces, and shop renovations. We do not currently build out large-scale industrial structures or handle heavy mechanical installations in-house.

What to Know Before We Build

Lead Times & Scheduling

  • We schedule projects based on realistic material lead times and trade availability.

  • Once your deposit is received and materials are selected, we provide a firm start date.


  • We aim to minimize delays by proactively managing logistics, permitting, and subcontractor coordination.


Change Orders

  • If changes are needed after work begins, we’ll issue a written change order for your approval.
  • No additional work is performed without your sign-off to ensure cost control and clarity.

Design Guidance

  • While we are not a full-service design firm, we’re happy to provide design input, material suggestions, and layout feedback based on construction feasibility and your budget.
  • We collaborate with outside designers and can recommend local professionals if needed.
  • Clients can expect guidance based on budget and practicality, not just aesthetics.

Subcontractor Relationships

  • We work with a network of licensed and insured subcontractors for specialty trades (electrical, plumbing, HVAC, roofing).
  • All subcontracted work is coordinated and managed by our team to ensure quality and accountability.

Material Selections & Allowances

  • Clients may choose their own finishes (fixtures, tile, flooring, etc.) or work with us to select from preferred suppliers.
  • We often include material allowances in our estimates to give you flexibility during the selection process.

Cleanliness & Job Site Respect

  • We treat your home or business as if it were our own. That means protecting surfaces, maintaining a clean work area, and cleaning up at the end of each workday.
  • Debris removal and disposal are included unless otherwise specified.

Emergency Repairs / Small Jobs

Our Warranty Promise

We provide a 1-year limited workmanship warranty on all labor performed. This warranty covers defects in craftsmanship related to structural framing, carpentry, drywall, painting, siding installation, trim work, and similar scopes.
If any issues arise within the first year due to how the work was performed, we will return to correct the problem at no cost to you.

  • Paint or finish failures caused by improper application
  • Trim or siding separation due to incorrect installation
  • Tile, flooring, or cabinetry installation issues (non-material-related)
  • Damage caused by weather, moisture intrusion, or wear-and-tear
  • Issues related to materials supplied by the client
  • Product failures covered by the manufacturer (e.g., paint, cabinets, fixtures)
  • Modifications made by other contractors after project completion
  • Plumbing, electrical, or mechanical systems (covered under licensed subcontractors’ warranties)
Any products or materials we supply (such as windows, paint, decking, fixtures, etc.) are also covered by the manufacturer’s warranty. We’ll provide you with relevant warranty documentation and guide you through the claims process if needed.
Even after the warranty expires, we’re here for you. Many of our clients return for additional work or refer us to others — and we take that trust seriously. If something feels off or you need advice on a future issue, give us a call. We’ll always do our best to help.
