What to Know Before We Build
Lead Times & Scheduling
- We schedule projects based on realistic material lead times and trade availability.
- Once your deposit is received and materials are selected, we provide a firm start date.
- We aim to minimize delays by proactively managing logistics, permitting, and subcontractor coordination.
Change Orders
- If changes are needed after work begins, we’ll issue a written change order for your approval.
- No additional work is performed without your sign-off to ensure cost control and clarity.
Design Guidance
- While we are not a full-service design firm, we’re happy to provide design input, material suggestions, and layout feedback based on construction feasibility and your budget.
- We collaborate with outside designers and can recommend local professionals if needed.
- Clients can expect guidance based on budget and practicality, not just aesthetics.
Subcontractor Relationships
- We work with a network of licensed and insured subcontractors for specialty trades (electrical, plumbing, HVAC, roofing).
- All subcontracted work is coordinated and managed by our team to ensure quality and accountability.
Material Selections & Allowances
- Clients may choose their own finishes (fixtures, tile, flooring, etc.) or work with us to select from preferred suppliers.
- We often include material allowances in our estimates to give you flexibility during the selection process.
Cleanliness & Job Site Respect
- We treat your home or business as if it were our own. That means protecting surfaces, maintaining a clean work area, and cleaning up at the end of each workday.
- Debris removal and disposal are included unless otherwise specified.
